How much does gutter cleaning cost in Dublin?
As a rough guide, cleaning the gutters on a typical two-storey semi-detached house in Dublin costs around €100 to €200, including clearing the outlets and checking the downpipes. A bungalow usually comes in at the lower end or below it, while a detached house or a three-storey period house costs more because there is more gutter to clear and the access is harder.

The figures below are broad Dublin market ranges for houses with reasonable access, not SA Roofing's prices, and a heavily blocked system or awkward access can push a job above them.
| House type | Rough Dublin range |
|---|---|
| Bungalow | €80 to €150 |
| Terraced or semi-detached, two storeys | €100 to €200 |
| Detached, two storeys | €150 to €300 |
| Three-storey or period house | €200 to €400 |
| Clearing a downpipe blocked lower down, on the same visit | Roughly €50 to €100 extra |
What pushes the price up or down
Height is the first thing any gutter cleaner looks at. Gutters on a bungalow can be reached from a ladder in a few minutes, but a third storey needs longer ladders, a tower or a cherry picker, and every move along the house takes more time. The total length of gutter comes next. A mid-terrace house has a short run front and back, while a detached house on a corner site may have gutters on all four sides, several corners and four or five downpipes.
Access around the house matters almost as much. A conservatory, a glass roof or a flat-roofed extension under the gutter means the ladder cannot simply stand on the ground, and a narrow side passage or a back garden reached only through the house slows everything down.
Then there is what is actually in the gutters. A run holding one autumn's leaves is quick to clear, but gutters left for several years fill with compacted moss and silt that has to be dug out. Period houses with a valley gutter between two slopes, or a parapet gutter hidden behind the front wall, take longer again, because the gutter is on the roof rather than at the edge of it.

Two quotes for gutter cleaning can describe quite different jobs, so it is worth knowing what a thorough clean covers.
- All the debris taken away, rather than pushed along the gutter into the outlets or washed down into the drains.
- Outlets and swan necks cleared, since that is where most blockages start.
- Each downpipe checked, so water runs freely to the gully at the bottom.
- A look at the joints, brackets and fascia, with anything that needs fixing pointed out and priced separately.
Vacuum poles and hand cleaning
A vacuum pole clears loose leaves from ground level and is often the cheapest option on an easy house. It struggles with packed moss and silt, though, and nobody gets to see the state of the joints, the brackets or the fascia behind the gutter. A roofer working at the eaves sees the bottom courses of the roof too, so a slipped slate or a soft fascia board is spotted while it is still a small job. Our guide to blocked downpipes explains how to tell where a blockage is from the ground.
One clean a year or two: what it means for the cost
Once a year suits most houses, ideally in late autumn after the leaves have come down and before the heaviest winter rain. Houses under mature trees, or with a lot of moss on a north-facing slope, often need a second clean in spring as well. Leaving it for several years usually costs more in the end, because packed silt takes longer to clear and an overflowing gutter will have been soaking the fascia and the wall below it in the meantime. Our gutter cleaning page explains how often different houses need it.
When a clean will not fix the problem
If the gutters still overflow once they are clear, the cause is not debris, and our guide to gutters overflowing in heavy rain explains how to tell lost fall, a blocked downpipe and an undersized gutter apart. Water dripping from one spot rather than spilling over the front usually means a joint has started to leak. Those are repairs rather than cleaning, and our gutter repairs page covers them. For the price of new gutters, see our gutter replacement cost guide.

Frequently asked questions
Why do gutter cleaning prices vary so much between companies?
Mostly because the quotes cover different work. Some include only what can be reached with a vacuum pole, while others clear every run, the outlets and the downpipes and take the debris away. Ask what is included so you can compare like for like.
Is it cheaper to clean gutters with a vacuum pole?
Usually, yes, and on an easy house with loose leaves it can be enough. A pole does not shift compacted moss and silt well, and it gives nobody a close look at the joints, brackets or fascia, so faults can be missed.
Can I clean my own gutters to save money?
On a bungalow, with a sound ladder on firm, level ground and someone footing it, many people do, but anything above a single storey is a job for someone with the right access equipment. On a two-storey house or higher a fall is a real risk, so it is safer to clear only what you can reach from the ground, such as the gully at the foot of the downpipe.
Is a spring clean worth paying for as well as an autumn one?
Only on houses that need it. Under large trees, or below a mossy north-facing roof, gutters often fill again by spring. On an open site with a clean roof, one clean in late autumn is normally enough.
Are repairs included in the price of a gutter clean?
Not normally. A clean covers clearing the gutters, outlets and downpipes. If a joint is leaking or a bracket has broken, it should be pointed out and priced separately so you can decide whether to go ahead.
