Roofing in Terenure: period homes and their roofs
Terenure is best known for its Victorian and Edwardian red-brick houses, built as the city spread south in the late nineteenth and early twentieth centuries. Many are terraced or semi-detached with natural slate roofs, tall brick chimney stacks carrying several pots, decorative ridge tiles and a rear return with its own small roof. Around the edges of the area, towards Kimmage, Templeogue and Fortfield, the housing moves on to 1930s and later semis with tiled roofs.
The slate itself on these period roofs is often perfectly serviceable after a hundred years. The problem is usually what holds it in place. The original iron nails rust through, a condition known as nail fatigue, and slates begin to slip down the roof one at a time. A few can be refixed individually, but when large numbers are moving, stripping and relaying is usually the better long-term answer.
Leaks on Terenure houses very often start at the chimneys, the valleys and the joints between the main roof and the rear return. Old lead flashings and valley linings split with age and movement, and mortar fillets used instead of lead on some houses crack and fall away. Some terraces also have hidden valley gutters running behind a parapet or between roof slopes, which collect leaves and silt and can overflow into the house when blocked. Original cast iron gutters and downpipes are still in place on many homes, and rusted joints and cracked sections eventually leak.
Some houses in Terenure are protected structures, and many of the red-brick roads are conservation areas in the city development plan. In that case, natural slate and other conservation-appropriate materials are usually expected, so we recommend owners check with Dublin City Council or South Dublin County Council, depending on the address, before any major roof work.

Inspecting a period roof in Terenure
Period roofs reward a careful look before any decision is made, so we check the slates, chimneys, valleys, returns and gutters in person, then explain whether targeted repairs will do the job or whether a larger section needs relaying. The quote is free and there is no obligation.

Frequently asked questions
Can you repair the slate roof on my Victorian house in Terenure?
Yes. We refix slipped slates, replace broken slates with matching ones and repair flashings and valleys on period slate roofs. If too many slates are moving, we will explain the option of stripping and relaying the affected slope.
Why does my roof leak where the rear return meets the main house?
That junction relies on flashing, often lead, which splits or lifts over time, and sometimes on mortar that has cracked away. It is one of the most common leak points on Terenure houses, and we can trace and repair it.
My house is a protected structure. Can you still work on it?
We can carry out repairs, but protected structures and homes in conservation areas usually need conservation-appropriate materials such as natural slate. We recommend checking with the council about any larger works before they start.
Do you work on hidden valley gutters behind parapets?
Yes. We clear blocked valley gutters and repair leaking linings, which is worth doing regularly on terraces where leaves and silt build up out of sight.
