Roofing in Dundrum: a mix of eras
Dundrum is a good example of how a Dublin village becomes a suburb in layers. Around the old Main Street and Windy Arbour there are older cottages and small terraces, some with natural slate roofs. Churchtown and the roads towards Milltown were built up mostly with 1930s to 1950s semi-detached houses, and Ballinteer, Goatstown and the land rising towards the mountains filled with estates in the 1960s and 1970s. More recently there has been a lot of apartment and infill building close to the village.
Each of those layers brings different roofing work. On the older slate roofs, rusted nails let slates slide out of position and the lead around chimneys and in valleys eventually splits. The mid-century semis in Churchtown often have hipped roofs with tall chimneys, and leaks around the chimney flashing or from cracked hip tiles are very common. The 1960s and 1970s estates in Ballinteer and Goatstown mostly have concrete tiles that are now worn, along with original underlay that has become brittle.
Attic conversions with dormers are popular in the area, as families make use of roof space instead of moving. A dormer adds a small flat roof, two cheeks and extra flashing joints to the main roof, and if any of those were finished poorly the leak can be hard to trace. Flat-roofed rear extensions are equally common. Gutters around Dundrum also tend to need more cleaning than average because of the mature trees along many of the roads.

Gutter cleaning in Dundrum
Mature trees along many Dundrum and Churchtown roads fill gutters with leaves every autumn, and moss washed off older roofs blocks the outlets. Our gutter cleaning in Dundrum clears the gutters and outlets and checks the downpipes, and late autumn suits most houses here, with a second clean in spring under heavy trees.
Inspecting dormers and extensions in Dundrum
Where there is a dormer or an extension, we check the joints between the old and new sections carefully, because that is where many leaks start. We then explain what we found and quote for the work free of charge, with no obligation to go ahead. Our guide to a dormer roof leak explains the three places water usually gets in.

Frequently asked questions
Do you cover Churchtown, Ballinteer and Goatstown as well as Dundrum?
Yes. We cover Dundrum and the neighbourhoods around it, including Churchtown, Ballinteer, Windy Arbour and Goatstown.
Water is coming in around my dormer window. Can you find the cause?
Yes. Dormer leaks usually come from the flat roof on top, the joints where the cheeks meet the main roof or the flashing around the window. We inspect each of those and quote to repair whatever has failed.
Can you repair slate roofs on older cottages?
We can. We refix slipped slates, replace broken ones and repair flashings on older slate roofs, matching the existing slates as closely as possible.
Do you work on commercial properties in Dundrum?
Yes. We work for both domestic and commercial clients on pitched and flat roofs, guttering, fascia and soffits.
How can I book an inspection?
