Roofing in Lucan: old village, newer estates

Lucan has one of the most mixed housing stocks in the Dublin area. The village itself, down in the Liffey valley, has older buildings with natural slate roofs, stone or rendered walls and cast iron rainwater goods, some going back well over a century. Climbing out of the valley, the town grew in stages, with estates from the 1970s and 1980s, a large amount of building in the 1990s and 2000s around Esker, Griffeen and Finnstown, and the more recent development at Adamstown.

On the older village properties the usual issues are those of any natural slate roof that has been in place for generations. The slates themselves are often still sound, but the nails holding them rust through over time, a problem roofers call nail fatigue, and slates begin to slip one by one. Lead flashings around chimneys and valleys crack with age, and old cast iron gutters can rust at the joints. Some of these buildings may be protected structures or sit in a conservation area, in which case conservation-appropriate materials are usually needed, and we would always suggest checking with South Dublin County Council before major work.

The 1970s to 2000s estates are mostly concrete tiled, and the usual problems are slipped tiles, cracked mortar on ridges, worn underlay at the eaves and blocked valleys. Even fairly modern Lucan houses can have ridge and verge fixings that have worked loose, and plenty of homes now have a flat-roofed extension or a dormer that needs its own attention.

Frequently asked questions

Do you work on the older slate roofs in Lucan village?

Yes. We repair natural slate roofs, including refixing slipped slates, replacing broken ones and repairing lead flashings. If the building is protected or in a conservation area, we recommend checking with the council about materials before larger works.

Do you cover Adamstown and Esker?

We do. We cover all of Lucan, including Adamstown, Esker, Finnstown, Griffeen and the village, along with the surrounding area.

My newer house has a loose ridge. Is that common?

It is more common than people expect, even on houses built in the last twenty or thirty years. Ridges can work loose when the mortar or fixings were not done well originally, and we can rebed or mechanically fix them.

Can you replace leaking flat roofs on dormers and extensions?

Yes. We repair and replace flat roofs on dormers, extensions and garages using felt and torch-on systems, and check the deck underneath before deciding whether repair or replacement is the better option.
