Roofing in Tallaght: what we usually find

Most of Tallaght was built quickly in the 1970s and 1980s, when estates such as Kilnamanagh, Old Bawn, Fettercairn, Killinarden and Jobstown went up to house a fast-growing population. The houses are generally two-storey semis and terraces with concrete interlocking tiles laid on trussed rafters, and many of those roofs are now forty to fifty years old. By this age the tile surface has usually worn, so moss takes hold and the tiles soak up more water than when new.

The problems that follow are fairly predictable. Ridge and hip tiles bedded in sand and cement mortar crack and loosen after decades of frost and rain, and a strong westerly can lift them off altogether. Felt underlay from that era was often the older bitumen type, which goes brittle and tears at the eaves, so water that gets past a slipped tile has nothing to stop it. Many houses also have a flat-roofed porch, kitchen extension or garage added in the years since, and a felt roof of that kind tends to blister and split after fifteen to twenty years. Our guide to a missing or slipped roof tile covers what to do when a concrete tile comes loose.

Homes on the higher ground towards Kiltipper, Ballycullen and the edge of the Dublin Mountains take more wind and driving rain than those near the village, so loose ridges and blocked gutters are more likely there after a stormy winter. The original timber fascias on a lot of Tallaght houses have also reached the point where the paint no longer protects them and the wood behind the gutter brackets is softening.

Roof, gutter and fascia work in Tallaght

We work on pitched, tiled, slate and flat roofs across Tallaght, for houses and for commercial premises. We supply and fit all materials ourselves.

Gutter cleaning in Tallaght

On Tallaght's concrete tile roofs, moss and grit from the worn tile surface wash into the gutters and settle at the outlets, so gutters can block even on roads with few trees. Gutter cleaning in Tallaght clears that debris before it overflows down the wall, and a clean once a year in late autumn suits most houses, with homes on the higher ground towards Kiltipper often needing it more.

Getting your Tallaght roof looked at

We arrange a visit to look at the roof properly rather than guessing over the phone. On a forty-year-old Tallaght roof that means checking the ridge and hip bedding, the felt at the eaves and any flat-roofed porch or extension, and we then explain what we found in plain terms and give you a free, no-obligation quote.

Frequently asked questions

Do you cover all of Tallaght, including Jobstown and Kiltipper?

Yes. We cover the whole of Tallaght and the surrounding estates, including Jobstown, Killinarden, Kiltipper, Old Bawn, Kilnamanagh and Firhouse, as part of our South Dublin service area.

My 1970s concrete tile roof has moss and a few slipped tiles. Does it need replacing?

Not necessarily. Many roofs of that age can be kept going for years with tile replacement, rebedding of ridges and gutter cleaning. If the owner is 66 or over, the Housing Aid for Older People grant can help with the cost. We will inspect it and tell you honestly whether a repair makes sense or whether the tiles and underlay have reached the end of their life.

Can you fix the flat roof on my porch or garage?

Yes. Flat-roofed porches, kitchen extensions and garages are very common in Tallaght, and we repair, overlay or fully replace them using felt and torch-on systems depending on the condition of the deck underneath.

Do you replace old timber fascias with uPVC?

We do. We remove the rotten timber fascia and soffit boards, fit new uPVC in their place and refit or replace the guttering at the same time, which is usually the most sensible order to do it in.
