A roofing contractor based on the north side
Our base on Cabra Road puts us a short drive from most of North Dublin, from Phibsborough and Drumcondra out to Finglas, Ashtown, Castleknock and Blanchardstown. We repair and replace pitched, slate, tiled and flat roofs for homeowners, landlords and businesses across the area, supply and fit all materials ourselves, and run a 24/7 emergency roof repair service for storm damage and leaks.
The north side has as wide a mix of housing as anywhere in the city, and the age of a house tells us a lot about what we are likely to find on the roof before we put a ladder up.
North Dublin housing and what it means for your roof
Cabra: Corporation terraces from the 1930s to the 1950s
Cabra was largely built by Dublin Corporation between the 1930s and the 1950s, with long runs of two-storey terraced and semi-detached houses. Many still have their original roof covering or a re-covering that is itself decades old. Shared chimney stacks, the junctions along party walls and the flat-roofed porches and rear extensions added over the years are where most leaks start. Our roofers in Cabra page covers our home patch in more detail.
Phibsborough, Drumcondra and Glasnevin: Victorian and Edwardian red-brick
The red-brick terraces and villas around Phibsborough, Drumcondra and Glasnevin mostly have natural slate roofs, many of them over a century old. The usual problems are slates slipping as the original iron nails rust through, cracked lead flashings at chimneys, worn valleys between roof slopes and cast iron gutters that have rusted at the joints. Rear returns with their own small roofs add more junctions that need watching. Our roofers in Glasnevin page covers Dublin 9 in more detail.
Finglas: estates from the 1950s to the 1970s
Most of Finglas was built in the 1950s, 1960s and 1970s, typically with concrete interlocking tiles on simple pitched roofs. After forty or more years of Dublin weather those tiles are often porous and mossy, the ridge mortar has cracked and washed out, and the underfelt is reaching the end of its life. Timber fascias and soffits from that era are frequently rotten, and garages and extensions with felt roofs are common. See our roofers in Finglas page for Dublin 11.
Dublin 15: Castleknock, Blanchardstown and Ashtown
The estates around Castleknock, Blanchardstown and Ashtown were mostly built between the 1970s and the 2000s. Roofs here tend to have problems at the details rather than across the whole roof, such as loose ridge and verge tiles, blocked gutters, and flat roofs on extensions and dormers where the upstands were never finished properly. Our roofers in Dublin 15 page goes into the area estate by estate.
The most common roofing jobs on the north side
The age of the housing on the north side decides most of the work it needs, so the same handful of jobs come up again and again. On the red-brick terraces of Phibsborough, Drumcondra and Glasnevin it is usually slipped slates and leaking chimney flashing. The original iron nails have rusted through after a century or more, so slates slide out one at a time after a windy spell, and the lead around shared chimney stacks cracks and lifts. Both are straightforward roof repairs when they are caught before the battens underneath get wet.
On the estates built from the 1950s to the 1970s, in Finglas, Santry and parts of Cabra, the concrete tiles have weathered and the ridge mortar has cracked and washed out. Loose ridge and verge tiles are a common sight on these roads after a storm, along with cracked tiles where aerials and satellite dishes were fitted. Further out in Dublin 15, so many houses have been extended that flat roofs on kitchen extensions, porches and dormers are everywhere, and flat roof repairs at the upstand where the extension meets the house fix most of those leaks.
Mature trees in Glasnevin, Castleknock and along the roads near the Phoenix Park fill gutters every autumn, so having the gutters cleared every autumn makes a real difference there. Houses that still have their original painted timber roofline often need the rotten boards replaced with uPVC fascia and soffits, and after winter gales our 24/7 emergency line deals with lifted ridges and torn flat roofs.

What to have ready when you call
A few details help us judge how urgent the problem is and what to bring on the first visit, so it is worth having them to hand when you ring or send a WhatsApp.
- Photos of the roof taken from the ground or an upstairs window, and of any stain or damp patch inside.
- Where the stain, drip or damp patch is, including which room and which side of the house.
- Roughly when it started, and whether it has grown since.
- Whether it appears in all rain or only when wind-driven rain comes from one direction.
- Your Eircode, and anything about access we should know, such as a conservatory, a narrow side passage or a flat roof we would need to reach.
- Any previous work on the roof that you know about.
Stay off the roof
Please never climb onto the roof to take photos. A clear picture from the garden or the footpath is enough for us to get started.

Frequently asked questions
Which parts of North Dublin do you cover?
We cover all of North Dublin, including Cabra, Phibsborough, Stoneybatter, Drumcondra, Glasnevin, Finglas, Ashtown, Castleknock and Blanchardstown. If you are unsure whether you are in our area, send us your Eircode.
Do you cover Dublin 15?
Yes. We cover Castleknock, Blanchardstown, Clonsilla, Ongar and the rest of Dublin 15, a short drive from our base on Cabra Road.
Do you repair slate roofs on red-brick houses in Phibsborough and Drumcondra?
Yes. We replace slipped and broken natural slates with matching slate, repair lead flashings and valleys, and deal with the gutters on Victorian and Edwardian houses.
My Finglas house still has its original concrete tiles. Does the roof need replacing?
Not necessarily. Many roofs of that age need repairs to the ridge, a few tiles and the gutters rather than a new roof. If the tiles and underfelt are failing across the whole roof, we will show you why and explain the options.
Can you fix a leaking flat roof on an extension in Dublin 15?
Yes. We repair and replace felt and torch-on flat roofs on extensions, dormers, porches and garages, and we check the upstands where the flat roof meets the house, which is where many leaks start.
Do you offer emergency roof repairs in North Dublin?
Yes. Our 24/7 emergency roof repair service covers North Dublin for storm damage, leaks and fallen slates or tiles. Call 085 172 1435.
